Thomas, you mentioned that your trees, etc are very green and that there is a creek nearby; so, one of "Mama Sharon's" thoughts came to mind:

I'm wondering, have you seen it during bad weather or do you know if you will have flooding in a really rainy year? If you know that, you can be prepared for it and put your buildings on the proper foundations, in the best places to avoid flood damage.

This is great, Thomas! I've been wondering how you were progressing on the land, and it looks good. I'd love to visit one day, but probably not in January. My tear needs some repairs which won't be done by then. I'll watch for the next gathering.
Really looking forward to more photo's. Congratulations!

Hey Butch, you are definitely always invited as is everyone, just don't bring any farm animals, I hear that's a trend with the Arkansas folks LOL

Sharon, Oh yes, my place only has a small dry runoff creek at the bottom of the "mound". The home site is up on the very top of the hill and all four corners are below grade. The runoff creek makes it's way around the property line down to the "Real" creek that feeds to the lake, and this is on the neighbors property 5 more acres away and with the low rain, it has almost become a dry creek too. So no worries there, this is an established homesite and clearly not a floodplain concern at all ;)

Hey Mike, you must've been posting while I was replyin! Thank you for the compliments, it was a long road here and I haven't even moved yet! You know me and photos so I will definitely keep the pics flowing as I get moved and settled in and especially when the first gathering takes place!

Congrats Thomas. Thats a cool piece of property and I like the style of your mobile home. Your a smart guy, getting everything paid off in 4 years. I can't make it your way anytime soon, but would be glad to bring some tools and give you a hand when I get some free time. Find you an old large tractor rim and you'll have a readymade fire ring. Post some pics of your progress. Too Cool. :applause: :applause:

Well, the deal fell through. The appraisal came in under valued and the sellers wouldn't come down on the price and the lender won't lend for more than the appraised value.

Oh well, I have one more trick up my sleeve and either way there WILL be a place sometime soon!
