Maybe it was the all day "Gone With The Wind" marathon...but on reading this thread this quote came to mind..

Hey Johnny, I always think about the line from "Far and Away"... "A man is nothing without his own land!".

Miriam, It is funny but within a day I am already back to the first place that I really wanted the most, and we are already doing the appraisal for it. To your point, within a 1 mi radius there are more than 10 ponds, so I feel confident that "if I build one, it will stay" to quote another movie LOL

Thomas, I've been following your posts since you first mentioned your game plan to sell your house and get your "trailer". I've been so impressed with how you've methodically made each step toward reaching your goal a reality. Alot of people would dream it but never make the move to make it happen. I'm sorry to hear that the land deal fell through but by the sounds of things it happened for a reason. I'm so glad to hear you're going to make a move on the original piece of land that was calling to you. I hope that this transaction will go without a hitch for you. I think you were meant to have this land. I'll be looking forward to hearing about the new developments as they unfold. I just wished I lived closer so I could come to your first gathering once you get you're acreage! It looks like you're going to be living in a little piece of heaven!

I don't know if it karma or your resliency, but either way it looks like your dream will be coming true soon.

You've given us motivation to review our situation. Last year, we paid off all credit cards. My truck is about 2/3 paid off. Our attention is now focused on our mortgage. Without any major financial or health hick-ups, we think we can pay off our mortgage in 3-1/2 to 4 years.

I know you will, but let us know when you close!

Tom, Maybe it's Karma, I've been watching alot of "My Name is Earl" lately LOL..."Paid off" is the new nest egg for these times! Once I get a goal, I go full steam until I am there! Congrats on getting a plan to pay off your house so quickly, then you can build a huge shop in your backyard! haha!

FYI, we have a new development... No need for a new plan...

As you know, they were asking $30k for the land, but the appraisal came in under at $23k so the lender wouldn't lend more than that. They tried to be jerks and keep the $500 earnest money so I went ahead and countered at $23k and guess what... THEY TOOK IT. I looked up county records and they were just divorced. Apparently they just want to sell all the assets and divide up the cash, and I walked in at just the right time...

That is a HECK of a deal.... closing is MONDAY 12/5

Thomas,

Sorry to hear about their situation but very cool for yours! We're usually on the other side of those deals - paying more than we thought we had to.

I know you're in the property transaction business, but are you getting a title policy on the land? Just thinking it may help to make sure you don't get caught up in any disposal of community property/assets stuff. The easy way though, may to pay each one their half and let them duke it out from there.
