30' Cargo Trailer Conversion- Need to sell it,Whats it worth

Postby texaskreek06 » Mon Mar 04, 2019 12:01 pm

I have a 30" Cargo Trailer Conversion that my wife and I designed and built in 2016. We have lived in it since then but recently bought a house and need to sell it. Its been our favoite houses out of the other three we have had. The dropbox link contains some pictures and videos as well. Any idea what I should try and sell it for? I am moving in May and need it gone before then so I don't want to sit on it too long. I am located in San Angelo, Tx.

Generally the best you can do on a non-commercial build is the cost of materials minus some deprecation for usage/time. Of course you can set any price on the unit.

I noticed there are no windows ?! Which might affect the people who are interested -- either able to add them or think none is OK.

Also no batteries. Not required but unusual within this forum. But this is really a power hungry build.

Given the length and the cabinets and appliances, weight will be constraint on who could tow it, therefore buy it.

Given the appliances eg shower, toilet, I would be useful to know size of grey and black water holding tanks and fresh water tanks. If there are none, that changes who might want this trailer.

How you want to market it may be the bigger question.

I'm thinking Scottie has it about right on cost of materials less depreciation for age/use. It is rare to realize any equity for labor unless the build was for a specific customer. However, I certainly would set the price high enough that you have some room to haggle. I'm not an expert but that looks to be about $5500
worth of trailer plus the conversion, so maybe $9000 to $10,000? I don't know what you have in it, I may be way off, but that seems like a reasonable price for a large trailer that is liveable. I'm sure that a commercially built unit would cost much more.
Good Luck!

Thanks for the ideas.

It was built to be more like a home away from home or to live in full time. Its not built to be towed from place to place. I understand it will need to be moved, that's why its a trailer. That is also why there are no water tanks. Most place you are going to put this in my opinion will have hookups. Also, the reason for no batteries or propane. I realize its a one sided build so to speak. I put about $20k in it, with the trailer being just under $10k. I would like to get at least $15k for it. I was thinking of listing it for between $19.5 and $22k. Sounds like I might be a little bit high but I can always go down on the price.

I didn't install windows because its been at the back of my business and it wasn't exactly legal to live back there so I wanted to hide it. So from the outside it looks just like a cargo trailer. Windows could easily be added as well as water tanks.

I also live just on the outskirts of the hustle and bustle of the oilfield where everything is way overpriced, so I was going to market it for oil field housing or just simply a tiny house. In all honesty it was designed to be more of tiny house in a cargo trailer body than a typical travel trailer.

Thanks for the insight. It was helpful and any more ideas would be appreciated.

Oil field workers maybe you target customer.
A friends ex, who lives in my neighborhood, works for oil company. He and his "new" family divide their time here and job site. They live in a trailer while on the job.

And you might get some traction from the tiny house community, also see if it can be insured, a lot of tiny homes struggle to get insurance for the trailer and contents, good luck looks like a good build!
